The eight weeks after Labor Day that most pressure washers skip

October to mid-December is the second-best selling window of the year for exterior cleaning, and cost per lead is often lower than in April. Here is the play.

It is the first week of September. In most pressure washing companies this is the week the marketing goes quiet. The spring rush is a memory, the schedule has holes in it, and the owner has decided the season is winding down.

The season is not winding down. What is winding down is the competition, which is why the next eight weeks are the cheapest advertising you will buy all year.

The buyer who shows up in October

From roughly October 10 to December 15 a specific homeowner appears, and she is not the same one who called in April.

In April, people wash because of pollen and because everyone else on the street is doing spring cleanup. It is a maintenance impulse and it is price-sensitive, because three trucks are working the neighborhood and everybody is quoting.

In October and November, people wash because someone is coming over. Thanksgiving. A holiday party. Adult children flying in. In-laws. She walks out the front door, turns around, and looks at her own porch, front steps, walkway and driveway the way a guest arriving would look at them. That is a deadline-driven purchase, and deadline-driven buyers do not shop four quotes.

They also do not haggle much, because the alternative is a dirty entry on the day people arrive.

Why the ads get cheaper

Meta and Google auctions in a local market are set by how many of your competitors are bidding. In April every washer within 20 miles has their budget on. By late October a large share of them have turned everything off because they believe the year is over.

In accounts we have run, cost per lead on Meta in November regularly lands below the same account's April number, sometimes 20% to 40% below, on identical creative. Google search volume is lower in the fall, which is real, but the cost per click drops too and the intent is sharper.

Lower competition, sharper intent, and a customer with a date on the calendar. That is a good eight weeks.

What to sell, specifically

Do not run "book your fall pressure washing." Run the arrival.

  • The front entry package. Porch, front steps, walkway and the door surround. Price it at $195 to $275 as a stand-alone. It is 45 minutes of work, it is the highest visual impact per minute in your business, and it upsells into the driveway on about half of the calls.
  • Driveway and front walk before the guests arrive. $189 to $325 with a hard booking cutoff. "Booking through December 12" is not a fake scarcity line in this trade, it is your actual weather window.
  • Gutter cleaning and gutter brightening, which stack naturally with leaf drop and let you charge for two services on one ladder setup.
  • Holiday light installation, if you want December to be full. Same ladders, same customers, same neighborhoods, and it converts your best wash clients into a recurring December account.

The creative, which you already own

Use the same 15-second vertical clip that works the rest of the year: a surface cleaner cutting a clean stripe across a filthy driveway, shot from a locked phone, no music, first frame on the dirty half.

Change one thing: the text overlay. Instead of "spring booking," it reads "Before your guests arrive. Booking through December 12."

Run it at $10 to $20 a day to an 8 to 15 mile radius, or drop pins on the three suburbs you want to work in November. The full setup is in the Meta ads guide.

The list you are not texting

The highest-return thing you will do this fall costs nothing at all.

Pull everyone you washed in the spring. In the second week of October, send one text:

"Hi [name], we washed your siding back in April. If you have people coming for the holidays, the driveway and front walk are the two things guests actually see. $225 for both if we do it before Thanksgiving. Want me to put you on the calendar for the week of the 3rd?"

Named price, named date, one question. On a list of 120 spring customers that text typically returns eight to fifteen jobs, which is a fully booked November for a one-truck operation, with no acquisition cost.

Then do the same with everyone who got a quote in the spring and never booked. That group is larger than most owners realize and it has forgotten about you rather than rejected you. The follow-up sequence for those is in the missed calls and follow-up guide.

Keep the profile alive while you do it

Every job in this window is a photo. Two a week onto your Google profile, plus a weekly post about front-entry cleaning, keeps the listing showing recency going into next spring. That matters, because 63.4% of pressure washing listings do not even have hours set and a profile that goes silent for four months reads as a company that closed.
